[ We are SUPER close to the near by hospitals and 4th Street express bus line for students and hospital workers alike! But we are near everything! We have always loved the convenience of this location and are happy to tell everybody that we do! Just a comfortable couple minute stroll one block down and two blocks over, brings you to Whole Foods Co-op for some light grocery shopping or a cup of coffee! There are also a couple other great restaurants just beyond it. We are also within easy walking distance to all the shops just above the Rose Garden, including Super One Grocery, Jimmy Johns, Great Harvest Bread, both major pharmacies, and an Ace Hardware. ANDDDD MANYYYY great parks and trails! All within easy access as well! Did you know?! No Duluthian lives more than 1000ft from a trail or park?! This property is near Portland Square Basketball Court, Portland Square Park, Chester Park (and Burrito Union!), the Rose Garden, and Lake Walk access! But enough about what's nearby--let's talk about the unit and what's on site! ]
[ Included in the rent price--which is ALL-IN! *with the exception of summer air-conditioning--are all the other utilities (yes, that means heat, water, gas, electric) and, laundry! Tenants run on a schedule of assigned days. We also handle garbage and the plowing of the massive driveway where you will be able to park OFF-STREET! You will need to get your own Spectrum internet/cable account. We had too much trouble with folks pirating content in the past and we got stuck with the fines. So that is the ONE add-on you will need to fend for yourself on, if you so choose. We also have a gas grill on-site for your use, if that is something you enjoy. We have a shed to store your non-electric bikes (which we sadly don't allow due to the fire hazards of lithium and large batteries). We can even talk about some light gardening if that is another thing you would be interested in doing during the nicer months. ]
[ This unit does NOT come furnished. Furnishings in photos and video are for demonstration of room sizes only. Both bedrooms have had up to a queen sized bed before, though we would say they seemed a bit cramped at that size, particularly the second bedroom. We are NOT Section 8 licensed. Absolutely no smoking or vaping! Smoking or vaping of ANY KIND INDOORS is grounds for immediate notice to vacate! Smoking or vaping on premises will be a warning first. Smokers will not be considered for applicants and tenants with smoker quests need to make guests aware of this rule. No large parties (or college "keggers") will be tolerated. ]
[ Up to 2 cats will be allowed. A non-refundable cat fee will be charged per cat, however, we do not charge pet rent. No dogs. ]
[ We've owned in Duluth since 2007 and have lived here full time only 5 minutes from the property since 2009. We are very active landlords; just a little mom and daughter operation. Background and credit check required. Credit must be 650 or above. No subletting allowed. Any pets must be up-to-date on vaccines and spayed/neutered--veterinary records must be provided in order to demonstrate this. Paper lease signed in person.
Pet deposit

$100 non-refundable pet deposit per cat up to 2 cats. Is not necessarily the limit on damage charge of a pet if damage is above and beyond what initial deposit is. We do not charge monthly pet rent. No dogs or other animals of any kinds. Legitimate service animals, are, of course, welcome. No feeding of local wildlife on the premises or in a way that attracts them to the premises. Tenants are expected to keep litter box areas kept up and clean so they do not become a large maintenance nightmare at move-out. Prevention techniques will be discussed at move-in. Other regular cleaning to prevent a buildup of smells and animal evidence is also expected.
Any caregivers must be run by the property owners first in order to receive a 'loaner' key--and to exchange a name and phone number. Tenant accepts full responsibility of any liability and damage to property for duplicating and/or sharing of keys or allowing of access to unit to unauthorized individuals--particularly pertaining to pet care--when tenant may be at work or out of town. We do prohibit (though can't perfectly 'police') the use of 'pet sitting' apps for this precise reason. We prefer, encourage, and hope tenants will discuss an out-of-town event with landlords ahead of time so we can discuss options of care and safety for your fur babies and your home.
